LOCATION
Located on Atlantic Avenue in Brooklyn’s Boerum Hill, this exciting neighborhood has become highly desirable because of the variety of retail, restaurants and new development being built in the area. In addition, it has excellent communications and is minutes from Downtown Manhattan.
BUILDING
423 Atlantic Avenue was a manufacturing building constructed in 1906 and converted to residential condominium in 1981. A prominent feature of the building are the 15ft high ceilings throughout giving an amazing loft feel to the apartments.
EXISTING CONDITIONS
The apartment was configured as a large 1 bedroom with a dated bathroom and kitchen, most likely from the original conversion.
REQUIREMENTS
The client’s requirements included a full renovation of the kitchen and bathroom with a new industrial and rustic aesthetic. In addition, they wanted to create a home office, guest accommodation and a bar for entertainment.
RENOVATION & MATERIALS
Given the large volume and proportions of the space, we saw an opportunity to create a home office with a new mezzanine constructed above for a guest accommodation in an area that had been a walk in closet. Keeping this area open was a key to the open loft feel of the apartment.
During construction, we were able to uncover the original cast iron columns, which became an important element of the design.
In the kitchen, we worked with reclaimed wood, painted the walls in black that delivered a complimentary rustic look and feel to the industrial loft space. We were able to reconfigure the space to substantially expand the storage area, organize and create much more functionality.
A new customized bar was also built with the reclaimed wood which became a focal point and impactful piece of the apartment.
In reconfiguring the bathroom, we were able to create addition storage with access from the hallway.
